When readying your home for the Sale, consider the following points in order to achieve the best possible sale:

Go for a walk in the park or just be away from your home if possible. The Property 100 agent knows the Buyer’s requirements best and is trained to highlight the benefits and salient features of your home.
Don’t confuse the sale of the property by trying to sell curtains, appliances and furniture to a client before concluding the deal.

FIRST IMPRESSIONS
Ensure that all exterior paintwork, roof and gutters are in a good condition as first impressions are extremely important.

WINDOWS
Wash windows and replace cracked or broken panes, ensure that curtain rails are firmly attached and the curtains are clean and properly hung.

CUPBOARDS & DOORS
Check that all hinges are oiled and tighten door knobs. Polish handles and locks if necessary.
Tidy up cupboards as many Buyers open them. Untidy cupboards create the impression that storage space is adequate.

FLOORS & CARPETS
Have the carpets professionally cleaned, if necessary, and a good polish will bring out the natural beauty of a wooden floor.

LIGHT FITTINGS
All should be functional and globes replaced where necessary.

KITCHEN
Remove all clutter from the kitchen and ensure that the stove, oven, refrigerator and sink are all spotless.

GARDEN & PATIOS
Trimmed lawns and weed-free flower beds will highlight the beauty of your garden. Attractive outdoor furniture will help to enhance this area.

SWIMMING POOLS
The pool must be sparkling clean and the pool equipment must be in working order. Consider calling in pool experts and have the pool treated if algae growth has marked the marble coating.

DRIVEWAY & GARAGES
Ensure that the motorised gates and garage doors are in good working order and the driveway is free of weeds, grease and oil marks.

SPRINKLER SYSTEM
Ensure that the sprinkler system is in proper working order.

PETS & ODOURS
Most potential buyers are put off or offended by animal, cigarette and other odours. Consider brewing a fresh percolator of coffee or burning a couple of vanilla candles to hide these odours.
